James Griffin Sales & Lettings take on their 3rd Apprentice

We are delighted to announce that we have just taken on a new apprentice. This is the third apprentice that we have taken on in recent times and are working with Knights Training Academy based in Camberley to ensure our apprentices receive an NVQ Level 2 in Business Administration as well as a thorough understanding of the industry by working at James Griffin Sales & Lettings.

Carla Munro, our Branch Manager says, “We currently have two members of the team coming towards the end of their apprenticeship and wanted to invest in another apprentice as we have been so impressed by their enthusiasm and willingness to learn. As well as supporting young people at the start of their career, taking on an apprentice also enables us to ensure our employees deliver the level of customer service to the high standards we set.”

New apprentice Harry, who joined in March says, “I had already done some work at an estate agent both through work experience and a summer placement so I know this is an industry I want to work in. Being an apprentice means I will get to see all sides of the business as well as getting a recognised qualification at the end of my apprenticeship.”

Ron and James trek to Iceland to raise money for The Brain Tumour Charity

In 2016 James Griffin Sales & Lettings became an official partner of the Brain Tumour Charity and Carla took part in a Twilight walk and raised in excess of £500 for this amazing charity.

In 2017 Ron and James will be joining the Brain Tumour Charity on their first ever trek to Iceland from 10 - 14 July 2017.

All profits will go towards helping the Brain Tumour Charity to meet their aim of doubling survival and halving the harm of brain tumours.

Getting your property ready to sell

Spring is often considered to be the best time to sell a house closely followed by autumn. However, the number of properties coming on the market in these periods can mean you have to work harder to sell your property as buyers have more choice at these times of year.

 So what can you do to make your property more attractive and more likely that you will find a buyer? Here are our top tips to get your property ready to sell, whatever time of year you are planning to put your property on the market.

  1. Take a fresh look at your home. Have a good look inside and out and try to be objective – how does your house from the outside compare to others nearby? Also look online at some other houses nearby at similar prices to see how they are presented.
  2. First impressions count. Are your windows, gutters and front door clean? Do you need to mow the lawn, tidy shrubs, jet wash paving slabs or weed the borders to make your home look more inviting from the outside? Can you move unsightly items such as wheelie bins that clutter up the front of your house?
  3. Think neutral colours. Could some rooms do with a fresh lick of paint? If so consider neutral colours which are more appealing. Also do you have chipped paint on the banisters or in the hall which could do with touching up? Or perhaps just a good wipe down to remove children’s sticky fingerprints.
  4. Depersonalise. Think showhome not your home – your buyers need to be able to imagine themselves living in the property so the things that make your home so homely to you may put potential buyers off. Putting family photos and ornaments away, removing children’s pictures and drawings from the walls and kitchen cupboards will help.
  5. De clutter. Clear kitchen worksurfaces, shelves and bathrooms to make them clutter free. If you have to store large items, such as buggies or bikes in your hallway try to find an alternative when people come to view otherwise you are highlighting a lack of storage.
  6. Clean. Bathrooms and kitchens need to be spotless which includes cleaning grout, ovens, floors and removing limescale if you can.
  7. Get ready to sell. Make sure as much of this as possible is done when your Estate Agent comes round to photograph your property – many people now do their initial search online so making sure that your house is presented in the best way possible can make all the difference between someone asking to view your house or not. Pay particular attention to clear surfaces in the kitchen, removing items from the bathroom, making sure the loo seat is down as well as moving bulky items out of view.
  8. Get ready for viewings. Be out – people may feel pressured and not stay as long if you are there while they are looking round. Make sure you tidy as much as possible but be careful about throwing too much into cupboards. Keen buyers may look in fixed storage such as your airing cupboard, fitted wardrobes or kitchen cupboards so avoid the temptation to stuff them full so that everything falls out if a door is opened.
  9. Brief your estate agent. Is there any information that isn’t immediately obvious but would be helpful for your estate agent to know that they can drop into the conversation with prospective buyers? For example is there a great park within a 3 minute walk ideal for young children, public transport just in the next road or a parade of shops just a short walk away – for buyers who don’t know the area as well as you do this information can be vital.

Post the Brexit Vote - What’s Really Going On In The Property Market?

Just months after the summer referendum vote, the UK property market is showing signs of stability. Branch Manager Carla Munro gives her insight from the ‘shop floor’ in Farnborough at James Griffin Sales & Lettings

What's happening in the property market post Brexit?

The Lettings Market - Carla shares her insight….

“After the Brexit result immediate signs of uncertainty in the letting market were inevitable, but growth in our Lettings Division has continued over the past few months, demonstrating the resilience of the market in the Home Counties shouldn’t be underestimated.”

In light of media reports there is a small cloud floating above the higher end of the market with the larger executive property, statistics show rents have come down between 10% and 15% in 2016.

The message from Carla though is far from downbeat, “Activity levels are still high and if a property is priced right then it will attract plenty of interest. Landlords of larger property are realising that sometimes ‘less is more’ and it is far better to have a property occupied than empty; even if the rent achieved hasn’t quite met initial expectations.”

Carla gives her views about rental supply over the last 12 months….
“The stamp duty increase in April has without doubt had an impact on the lettings industry. A reduction in new ‘first time’ Landlords is the inevitable consequence, reducing the supply of available rental property, especially in the smaller flats and houses. Whilst this is good news for Landlords, Tenants expectations have also increased and will only pay the best rents for the best property. We work very closely with our Landlords to ensure we provide an excellent product to Tenants, who in turn value a quality property.”

….And for the next 12 months….
Carla’s advice to all landlords is clear….. “Be better than the competition and be prepared to invest to offer a superior product. It’s important for landlords to choose an agent who builds strong personal relations with their clients from the first point of initial instructions, through the Tenant selection process, and for the whole period a property is let.”

Property Sales
Since the beginning of 2016 all market leading Estate Agents have been reporting larger registers of available property and a competitive sales market. Whilst the volume of sales transactions in Surrey and Hampshire in 2016 is down Carla has a bullish view and approach….
“Sales at James Griffin are still up on the same period last year although buyers are certainly looking for value in their property options, aware that low interest rates won’t be with us forever. The message to vendors is to be realistic and we will get you moved!”
Carla also reports a current dearth of supply at James Griffin… “ Any vendors who are having trouble selling or are thinking of selling please get in touch as we have buyers actively looking!”
